When Racheal Lwanga shared her ordeal on NTV Mwasuze Mutya it was yet another painful reminder of how far land fraud has spread in Uganda.
She paid UGX 36 million for a piece of land, only to discover too late that the land title was fake, and ๐๐ฏ๐๐ง ๐ญ๐ก๐ ๐๐๐ ๐จ๐๐๐ข๐๐ ๐ฌ๐ก๐ ๐ก๐๐ ๐ฏ๐ข๐ฌ๐ข๐ญ๐๐ ๐ฐ๐๐ฌ ๐ฌ๐ญ๐๐ ๐๐! The people, the office, the documentsโall fabricated.
It wasnโt until a friend at the Ministry of Lands, Public Works, Housing and Urban Development ran a background search that the truth surfaced. The title bore incorrect ownership details and the property didnโt match the official records. Just like that, millions were lost.

1. Do an Official Title Search

* Current owner names
* Location and size of land
* Any caveats or encumbrances

Only work with registered conveyancers or land brokers approved by the Uganda Law Society or Association of Real Estate Agents (AREA-U).
5. Beware of Rushed Deals
If someone is pressuring you to โpay quickly before itโs gone,โ itโs a red flag. Legitimate land sales take time.
