When Racheal Lwanga shared her ordeal on NTV Mwasuze Mutya it was yet another painful reminder of how far land fraud has spread in Uganda.


She paid UGX 36 million for a piece of land, only to discover too late that the land title was fake, and ๐ž๐ฏ๐ž๐ง ๐ญ๐ก๐ž ๐‹๐‚๐Ÿ ๐จ๐Ÿ๐Ÿ๐ข๐œ๐ž ๐ฌ๐ก๐ž ๐ก๐š๐ ๐ฏ๐ข๐ฌ๐ข๐ญ๐ž๐ ๐ฐ๐š๐ฌ ๐ฌ๐ญ๐š๐ ๐ž๐! The people, the office, the documentsโ€”all fabricated.


It wasnโ€™t until a friend at the Ministry of Lands, Public Works, Housing and Urban Development ran a background search that the truth surfaced. The title bore incorrect ownership details and the property didnโ€™t match the official records. Just like that, millions were lost.

1. Do an Official Title Search

๐•๐ข๐ฌ๐ข๐ญ ๐ญ๐ก๐ž ๐Œ๐ข๐ง๐ข๐ฌ๐ญ๐ซ๐ฒ ๐จ๐Ÿ ๐‹๐š๐ง๐๐ฌ ๐™๐จ๐ง๐š๐ฅ ๐Ž๐Ÿ๐Ÿ๐ข๐œ๐ž (๐Œ๐‹๐™๐Ž๐ฌ) and conduct a title search using the Block and Plot number. This will confirm:

* Current owner names

* Location and size of land

* Any caveats or encumbrances


2. Physically Verify with a Registered Surveyor

A ๐ฅ๐ข๐œ๐ž๐ง๐ฌ๐ž๐ ๐ฌ๐ฎ๐ซ๐ฏ๐ž๐ฒ๐จ๐ซ will walk the boundaries and compare them with official cadastral maps to detect any discrepancies.


3. Cross-Check Local Authorities

Donโ€™t trust any LC1 officials presented by the seller. Instead, ๐ฏ๐ข๐ฌ๐ข๐ญ ๐ญ๐ก๐ž ๐š๐œ๐ญ๐ฎ๐š๐ฅ ๐ฉ๐š๐ซ๐ข๐ฌ๐ก ๐จ๐Ÿ๐Ÿ๐ข๐œ๐ž ๐จ๐ซ ๐ฌ๐ฉ๐ž๐š๐ค ๐๐ข๐ซ๐ž๐œ๐ญ๐ฅ๐ฒ ๐ฐ๐ข๐ญ๐ก ๐ญ๐ก๐ž ๐‘๐ž๐ฌ๐ข๐๐ž๐ง๐ญ ๐ƒ๐ข๐ฌ๐ญ๐ซ๐ข๐œ๐ญ ๐‚๐จ๐ฆ๐ฆ๐ข๐ฌ๐ฌ๐ข๐จ๐ง๐ž๐ซ (๐‘๐ƒ๐‚) to verify.


4. Use a ๐•๐ž๐ซ๐ข๐Ÿ๐ข๐ž๐ ๐‹๐š๐ฐ๐ฒ๐ž๐ซ ๐จ๐ซ ๐‹๐š๐ง๐ ๐€๐ ๐ž๐ง๐ญ

Only work with registered conveyancers or land brokers approved by the Uganda Law Society or Association of Real Estate Agents (AREA-U).


5. Beware of Rushed Deals

If someone is pressuring you to โ€œpay quickly before itโ€™s gone,โ€ itโ€™s a red flag. Legitimate land sales take time.
